Targeted repairs to damaged roofing, flashings, penetrations and related roof details.
Explore serviceALTUA provides roof replacement, roof repairs, leak detection, waterproofing and commercial roofing services across Melbourne, with the scope defined around the condition of the building and the work required.
Where deterioration is widespread or the existing system is no longer practical to repair in isolation, ALTUA can define a roof replacement scope around the roof condition, interfaces, drainage and site access.

It depends on how widespread the problem is. A repair suits damage at an identified point on an otherwise sound roof. Restoration suits an ageing roof that is still structurally sound but worn in many places. Replacement suits a roof that keeps failing after repairs or is deteriorating across most of its area. The whole roof needs to be inspected, not only the leak point.

Yes. Condensation forms when moist indoor air meets a cold surface, and CSIRO notes it is more likely in roof spaces under sheet-metal roofs with high ceiling insulation. A leak usually follows rain and traces back to one entry point, such as a flashing. Condensation tends to be widespread, worse in cold weather and often comes with mould. An inspection separates the two.
Victorian building-permit guidance, now published by the Building and Plumbing Commission, says repairs and like-for-like replacement generally do not need a permit, but changing the roofing material can. Councils treat replacing corrugated iron with pre-finished sheet metal as like-for-like and replacing it with concrete or terracotta tiles as needing a permit. Heritage overlays and structural changes can also trigger approvals, so confirm with your council first.
Older roofs can. Council guidance notes asbestos cement was commonly used in roofs and eaves, and buildings from before the mid-1980s may contain it. Do not drill, cut, sweep or pressure-wash suspect sheeting. Victorian rules limit how much non-friable asbestos an unlicensed person may remove, and friable asbestos needs a licensed removalist. Identify suspect material before work is planned.
The main factors are roof size and pitch, access, the roofing material, how much of the structure (battens, sarking, flashings, fascia) must also be replaced, removal and disposal of old material, and whether asbestos is present. A price based on photographs can change once the roof is opened up, so check what the scope includes and what is excluded.
