When ongoing repairs are no longer the practical option.
A roof may need replacement when deterioration affects larger areas, previous repairs are no longer solving the problem, or the existing roof is reaching a condition where further local repairs offer poor value. ALTUA assesses the roof first so the proposed work matches the actual condition.
Roof repairsAssess the existing roof before defining the replacement scope.
Assess
Review the roof condition, drainage, flashings, penetrations, access and related building details.
Define
Set out the removal and replacement scope, roofing system and details required for the project.
Replace
Remove and replace the agreed roof areas and complete the related roofing details within the project scope.
Metal roofing options for replacement and re-roofing projects.
Where metal roofing is suitable for the building, the replacement scope can include the selected roof sheeting together with the flashings, penetrations, drainage interfaces and other details required for the project.
Metal & COLORBOND roofingRoof replacement for commercial buildings and project scopes.
ALTUA works with commercial property owners, builders, property managers and other project stakeholders on roof replacement and re-roofing where the existing roof requires a larger replacement scope.
Commercial roofingThe right option depends on the roof condition, not just the visible problem.
A local repair can be appropriate when the problem is isolated and the surrounding roof remains serviceable. Replacement becomes more practical when deterioration is widespread or repeated repairs are no longer resolving the underlying issue. An assessment helps define which approach makes sense for the building.
Roof replacement — common questions
What does a re-roof include besides new sheets or tiles?+
Typically the removal and disposal of the old covering, checks on battens and fixings, sarking or underlay where used, new flashings and ridge or hip capping, and the junctions with gutters, walls and penetrations. The quote should list which of these are included.

Does changing from tiles to metal change the load on the roof frame?+
Yes. Concrete tiles are much heavier than metal sheeting, so the framing and battens are checked and the new covering is fixed to suit its own weight and wind loads. Battens and fixings for the new material must meet applicable Victorian building requirements.
What should a roof replacement quote spell out?+
The material and profile, metal thickness and coating class where applicable, fixings, flashings, battens, insulation or sarking, removal and disposal, and how any asbestos found would be handled. Allowances and exclusions should be stated so quotes can be compared like for like.
How is a commercial re-roof different from a house re-roof?+
Commercial roofs are usually larger, lower in pitch and carry plant, penetrations and box gutters, so drainage, edge protection and working around occupants shape the scope. Many are metal deck or membrane systems rather than tiles.
Is a new roof worth it if only part of the roof is failing?+
Sometimes a section can be replaced, but a new section next to old material leaves the old fixings, flashings and laps to fail. The decision turns on the condition of what remains, not on the size of the visible fault.
