Roofing support for buildings that need to keep working.
A commercial roof is often shared by several tenants and carries plant and services, so a leak seen inside may start some distance away. Each enquiry is reviewed around the roof type, the reported issue, access and the scope required.
Start with the problem, then define the right repair.
Assess
Review the reported issue, roof condition, relevant details, access and available project information.
Define
Set out the roofing work required, including relevant interfaces with flashings, drainage or adjoining exterior elements.
Deliver
Complete the agreed roofing scope with clear communication around the work and site requirements.
Match the scope to the condition of the roof.
Some commercial roofs need a defined repair or waterproofing scope. Others may require broader rectification or replacement where local repairs are no longer the practical option. ALTUA can review the condition and direct the project to the appropriate roofing service.
Plan the work around the building and the site.
Commercial roofing often requires more than defining the repair itself. Access, occupied areas, other trades and the agreed programme can all affect how the work is planned. These requirements are considered when the scope is developed.
Commercial roofing — common questions
Where do commercial roofs usually leak?+
Typically at penetrations for plant and services, laps and fasteners on metal decks, membrane terminations and upstands, and box gutters and sumps. Rooftop equipment installed after the roof often adds the most openings.
Why do ponding and blocked outlets matter on a flat or low-pitch roof?+
Water that cannot leave quickly adds load, accelerates ageing and can overflow into the building. Outlets, sumps and overflows need to be clear and sized for the roof, and any ponding is a sign that the falls or drainage need checking.
What should a commercial roof condition report cover?+
Photographed defects with locations, roof and substrate type, drainage and outlets, penetrations and flashings, previous repairs and an indication of remaining life, so repair, restoration and replacement options can be compared.
Who needs to be involved when rooftop plant is near the work?+
The building manager and the contractor responsible for the plant, because work around curbs, pipes and cables may affect their equipment and warranties. Isolation, access and sequencing are agreed before work begins.
Can roofing be coordinated with other exterior repairs?+
Where relevant to the project, roofing work can be coordinated with ALTUA cladding, guttering and exterior building repair scopes.
