The challenge
The homeowner experienced persistent roof leaks. Previous repair proposals involved extensive roofing work, while the roof drainage arrangement and potential water-entry points needed to be assessed together.
ALTUA assessment
The roof configuration directed runoff from opposing roof slopes towards a shared gutter. The assessment also considered possible leak points around three skylights, requiring a coordinated approach to drainage and roof penetrations.
Our solution
ALTUA developed a targeted rectification approach addressing the roof drainage arrangement and the identified skylight leak points rather than replacing the entire roof.
Works completed
- Targeted gutter rectification and associated roof modifications
- Rectification around three skylight leak points
- Repairs to affected roof components and junctions
Project outcome
The project focused on correcting the identified water-entry and drainage issues through targeted works. The photographs document the original condition, work in progress and finished roof areas.
Complex Roof Leaks — Technical Considerations
Practical information on roof drainage and leak diagnosis.
Why can roof leaks persist after previous inspections?
Water can travel along roof elements before appearing inside. Investigation should consider drainage routes, flashings, roof penetrations and junctions, not just the location of a ceiling stain.
What happens when two roof slopes drain into one gutter?
The gutter receives concentrated runoff. Its capacity, fall, outlets and connections need to suit the contributing roof areas to manage rainwater effectively.
Why inspect skylights during roof leak investigations?
Skylights interrupt the roof covering and introduce flashing and sealing junctions. Their interfaces and surrounding drainage details can be potential water-entry points.
Does a complex roof leak always require a complete roof replacement?
Not necessarily. If the wider roof remains serviceable, a targeted repair may be appropriate after the cause and extent of the defects have been assessed.
