Prefabricated Panel Construction & External Cladding — Clayton
Clayton, Melbourne VIC
Construction support and external cladding across a two-building residential development in Clayton. ALTUA assisted with prefabricated polyurethane sandwich panel assembly, installed battens and James Hardie fibre cement sheeting, resolved site-specific façade details and helped coordinate finishing trades.

Panel Construction & External Cladding — During & After
The challenge
A two-building residential development in Clayton was being constructed using prefabricated polyurethane sandwich wall panels manufactured off-site to predetermined dimensions and locations. ALTUA was initially engaged to provide site leadership and hands-on assistance with assembling the panel system. The project required practical coordination of panel positioning and site adjustments as installation progressed. Later, external pipework, conduits and cables created obstructions across areas intended for battens and cladding.
ALTUA assessment
During assembly, ALTUA identified panel details that needed cutting and adjustment on site. The team communicated observations to the manufacturer and project team about design and manufacturing changes that could reduce rework on future builds. At the external finishing stage, the routing of services across the wall faces complicated batten installation and façade detailing. ALTUA recommended considering recessed or integrated service routes in future panel designs to simplify cladding installation.
Our solution
ALTUA supplied an experienced site lead who coordinated the panel installation while working directly with the construction team. Prefabricated panels were assembled in their designated locations, with required site modifications carried out during construction. After the main structure and roofing works, ALTUA's scope expanded to external works on both buildings: installing battens and James Hardie fibre cement sheeting and developing individual details around existing pipes, conduits, cables and penetrations. The team also assisted with coordination and delivery of internal finishing works.
Works completed
- Site leadership and hands-on support for assembly of prefabricated polyurethane sandwich wall panels
- Panel positioning, on-site modifications and resolution of installation constraints
- Installation of battens and James Hardie fibre cement sheeting across both buildings
- Custom façade detailing around external pipework, conduits, cabling and penetrations
- Coordination and assistance with ceiling plastering, painting, flooring and appliance installation
- Constructability feedback to the manufacturer and project team for potential future improvements
Project outcome
ALTUA supported the development from prefabricated wall-panel assembly through external cladding and final internal finishes. Practical installation issues were addressed on site, while recommendations were shared for improving the efficiency of future projects using the same panel system. Successful delivery of the initial scope led to an expanded role covering the external finishing of both buildings and coordination of multiple finishing trades through to completion.
Prefabricated Construction & Cladding — Technical Considerations
Practical questions about prefabricated panel assembly and façade installation.
What should be considered when installing prefabricated wall panels?
Off-site manufactured panels must be matched to their designated locations and coordinated with actual site conditions. Tolerances, interfaces and service routes can affect installation efficiency. At this Clayton development, ALTUA addressed panel adjustments during assembly and shared observations with the project team for future builds.
Why can external services complicate fibre cement cladding installation?
Pipes, conduits and cables mounted across the wall face can interrupt the batten layout and require individual details around penetrations. Coordinating service routes earlier in design can reduce the need for site modifications. ALTUA developed practical cladding details around existing services on this project.
What is the role of battens behind fibre cement cladding?
Battens provide a supporting framework for fixing the specified cladding system and establishing its required alignment and cavity configuration. The appropriate arrangement depends on the approved design, substrate and manufacturer's installation requirements. This project included batten installation followed by James Hardie fibre cement sheeting.
